The short version: HouseKnow gives you public information about a property, explained. It is not advice, and it is not a substitute for the professionals who inspect, survey, insure and convey property.
What HouseKnow is
HouseKnow is an information service. It collects published data from federal government sources about a property\'s location, normalises it, and explains what each result means. Every finding shows which agency published it, which dataset it came from, and when we retrieved it.
What HouseKnow is not
HouseKnow is not:
- a physical inspection of the property or any part of it
- an appraisal or a valuation
- a title search, title report or title insurance
- a land survey or a flood elevation certificate
- an official flood hazard determination for lending or insurance purposes
- environmental testing of the property, the soil, the water or the air
- engineering, geotechnical, legal, insurance or financial advice
- a guarantee that every risk affecting a property has been identified
A report tells you what public records say. It cannot tell you what is wrong with a particular building, and it does not try to.
Accuracy and limitations
The underlying data is published by federal agencies and we do not alter it. We do not warrant that it is accurate, current or complete, and neither do the agencies that publish it. Coverage varies: some datasets do not cover some parts of the country, and some maps are years old. Where that is the case the report says so rather than filling the gap with a guess.
Addresses are located using the U.S. Census Bureau geocoder, which places an address along a street segment rather than on the building. Results described as being at the location are read at that coordinate, which is typically within a few hundred metres of the property.
No agency endorsement
HouseKnow is an independent product. FEMA, the EPA, the USGS, the USDA, the U.S. Fish and Wildlife Service, the FHFA, NOAA and the U.S. Census Bureau do not endorse, certify or vouch for it, and are not affiliated with it. Where an agency asks that its data carry a particular notice, that notice appears with the data on our data sources page.
Payment and refunds
Reports are sold individually at $20, or as three credits for $45. There is no subscription and nothing renews.
If a report fails to generate, or generates with so little data that it is not useful, contact us through the support form and we will refund it. Because a report is delivered immediately, we do not otherwise offer refunds for a report that has been generated and read.
Your report link
Anyone who has your report link can read that report, and anyone with your access link can see your reports and spend your remaining credits. Keep them to yourself. If a link is exposed, contact support and we will issue you a new one.
Acceptable use
Do not use HouseKnow to make decisions about a person\'s rights, eligibility or access to housing, credit, insurance or employment. Several of the datasets we use carry that restriction from the agency that publishes them, and it is a sensible rule regardless. Do not scrape the site, resell reports, or attempt to guess report or access links.
Liability
HouseKnow is provided as-is. To the extent the law allows, our total liability for any claim relating to a report is limited to what you paid for that report. Nothing here limits liability that cannot be limited by law.
